Buy a property in France
- When you've found the property that you are looking for, you make an offer, through the agent for it.
- Then, the vendor will accept your offer.
- When the vendor have accepted your offer, you sign a "Proposition d'achat" and after the "Compromis de vente" can be drawn up.
- You need to have with you some specifics documents as birth certificate, marriage certificate, passport and any divorce or change of name certificate. With all this paper the Compromis de vente can be drawn up.
- When all is done: the compromis and the asbestos (lead and termites), the compromis is sent to the buyer for signature and then to the vendor.
- Once signed by both parties, the buyer is sent an SRU letter, and you are noaw entering your 7 day cooling off period.
- When this period is finished, the buyer pays the deposit into the Notaire's account, normally 10 % of the asking price (but it's always mentionned in the compromis).
- Also at the end of the seven days, all the documents are signed and the notaire starts his work. This usually takes around two months.
- The agent receives the result of the change use application and notified the buyer, the vendor and the Notaire. Moreover he arranges a date to sign and obtain the final balance of the account from the Notaire.
- The buyer must arrange that his found will be transferred to the Notaire.
- The buyer attends the final signing with the agent who will be there to translate.
- After all - you will be given the key.
